2026 loan limits
For 2026, the standard conforming loan limit for a one-unit home is $832,750, and up to $1,249,125 in designated high-cost counties. Loans above the county limit are jumbo loans.
Texas cash-out and home equity rules
Texas protects homesteads with rules that don't exist in most states. A cash-out loan on your Texas homestead — called a Texas 50(a)(6) loan — is generally limited to 80% of the home's value including all liens, can be made only once every 12 months, requires a 12-day waiting period after you receive the required notice, and caps most lender fees at 2% of the loan amount. We'll tell you up front whether a cash-out refinance or a home equity line fits these rules for your situation.
Property taxes and your payment
Texas has no state income tax, but property tax rates are among the highest in the country and vary widely by county, city and school district. Taxes are usually paid through your escrow account, so they can add significantly to your monthly payment — and lenders count them when calculating how much you qualify for. Check the actual tax rate for the specific address before you set a budget.
Title insurance in Texas
Texas title insurance premiums are set by the Texas Department of Insurance, so the base premium for a given loan amount is the same at every title company. Other title-company fees can still differ, and your Loan Estimate lists them.
Down payment assistance in Texas
Statewide programs from the Texas Department of Housing and Community Affairs (such as My First Texas Home) and the Texas State Affordable Housing Corporation offer down payment help and favorable terms to eligible buyers, and many cities run their own programs.
