How a hybrid mortgage works

A 5/1 or 7/1 ARM, for example, generally has a fixed rate for its first five or seven years and may adjust annually afterward. Other structures adjust every six months. The note and loan disclosures control the exact timing, index, margin, caps, and maximum rate; compare those terms rather than relying on the shorthand name alone.

An attractive starting payment is only part of the decision. Review the first possible adjustment, later adjustment caps, the lifetime ceiling, and the payment at those rates. Consider whether your income and reserves could support that higher payment if a sale or refinance is delayed.
