2026 loan limits
For 2026, the standard conforming loan limit for a one-unit home is $832,750, and up to $1,249,125 in designated high-cost counties. Loans above the county limit are jumbo loans.
Florida closing costs to plan for
Florida charges documentary stamp tax on new mortgage notes (35 cents per $100 of the loan amount) and a one-time intangible tax on new mortgages (0.2% of the loan amount). These are in addition to title insurance, recording fees and lender charges. Your Loan Estimate itemizes every cost, and seller credits can sometimes offset part of them.
Insurance can decide the deal
Homeowners insurance — and flood insurance in designated flood zones — has a large effect on your monthly payment and on approval itself. Get insurance quotes early, ask about wind-mitigation and four-point inspections on older homes, and budget for the premium in your payment, not just principal and interest.
Buying a condo in Florida
Since the 2022 condo-safety reforms, associations must complete structural inspections and fund reserves for major components. Lenders review the association's budget, reserves, inspections, special assessments and litigation before approving a condo loan. Share the association's documents with us as early as possible so we can match the building to a lender that will finance it.
Down payment assistance in Florida
Florida Housing Finance Corporation offers first-time buyer programs, and the Florida Hometown Heroes program has provided up to $35,000 in down payment and closing cost help for eligible workers when funded. Funding comes in rounds and is reserved first-come, first-served, so having a pre-approval ready matters. County and city programs may also be available. Often, yes. Conventional loans can start at 3% down for eligible borrowers, FHA at 3.5%, and VA at 0% for eligible veterans. Assistance programs may help with the rest. Mortgage insurance usually applies below 20% down on conventional and FHA loans.
