For 2026, the standard conforming loan limit for a one-unit home is $832,750, and up to $1,249,125 in designated high-cost counties. Loans above the county limit are jumbo loans. Many California counties qualify for a high-balance limit, which can let you finance a larger loan with conventional or FHA terms before you need a jumbo loan. We'll check the limit for your county.

What's the difference between high-balance and jumbo?

A high-balance loan is a conforming loan above the standard limit but within your county's higher limit. A jumbo loan is above the county limit and follows each lender's own guidelines for credit, down payment and reserves.

Do you offer reverse mortgages in California?
