Business revenue and mortgage qualifying income are different numbers. Before choosing a home price, ask how a lender will review your deposits, expenses and ownership share.

What a bank statement mortgage changes

Some lenders offer mortgages that assess self-employed income from personal or business bank statements instead of using tax returns for that income calculation. Statement periods and documentation requirements vary. This is an alternative way to document income, not an exemption from underwriting.

Start by comparing the bank statement loan program with conventional financing. A lender still reviews the complete borrower and property profile; deposits alone do not guarantee approval.

Revenue is not automatically qualifying income

With business accounts, a lender may reduce eligible deposits by an expense factor and consider the borrower's business ownership. Transfers and non-income deposits can affect the review. Ask for the lender's actual calculation before relying on a purchase budget.

Illustrative worksheetExample only
Average eligible monthly business deposits$30,000
Hypothetical expense adjustment50%
Amount remaining before other adjustments$15,000

This arithmetic is not a lender quote or approval. It assumes all $30,000 is eligible and does not account for ownership adjustments or other obligations. A different expense factor changes the result. Have your broker explain each adjustment in writing.

Prepare questions before uploading documents

  • Which accounts and statement period will this lender review?
  • What evidence of business ownership and operating history is required?
  • How will business expenses, transfers and irregular deposits be treated?
  • What documents are needed for the down payment, reserves and existing debts?
  • Can the property type and intended occupancy qualify under this specific program?

Use the secure document upload when requested. Avoid sending account statements through a public inquiry form.

Plan around the California property

A borrower in Los Angeles may be comparing a different loan size and property type from a buyer in Sacramento or San Diego. Give your broker the actual county, target price, occupancy and property details, rather than assuming one California scenario represents the entire state.

For a larger loan, compare the California high-balance and jumbo guide. Tell the broker about association dues and obtain property-specific tax and insurance estimates when building your budget.

Compare the full offer

Compare Loan Estimates for the same loan amount and structure. Review the interest rate, APR, lender charges, points, monthly payment and cash to close. Confirm whether a rate is locked and when the lock expires.

Ask whether the payment or rate can change and whether the loan has a prepayment penalty or balloon payment. Consider the closing timetable and how clearly the lender explains the terms, alongside cost.

Common questions

Is a bank statement loan a no-income-verification loan?

No. The lender assesses income using its accepted documentation method and reviews the full application.

Does every deposit count as income?

Do not assume so. Ask the lender how it identifies eligible deposits and treats transfers, business expenses and ownership.

Can I compare a bank statement mortgage with a conventional loan?

Yes. Ask for a comparison based on your actual documentation and property. Evaluate qualifying income, costs and terms rather than selecting a loan only by its label.
